One of the most expensive problems in a log home often begins as something easy to overlook: a little moisture in the wrong place. Given the long legacy of log homes—and the many historic examples still standing strong today—it’s easy to assume these time-tested structures can handle occasional dampness without consequence.

But ask any log-home expert, and they’ll tell you moisture is the single greatest threat to a log home’s long-term stability. Left unattended, even minor moisture intrusion can lead to costly damage, with repairs that are far more extensive—and expensive—than many homeowners expect.

That’s why vigilance matters. Homeowners who recognize early warning signs and actively prevent moisture intrusion are far more likely to avoid major repairs down the road. Perma-Chink Systems helps address moisture issues while they’re still small and manageable.

Prevention. Prevention. Prevention.

There’s a reason the adage, “an ounce of prevention is worth a pound of cure,” is so often recited. It’s especially poignant when it comes to log rot. Fortunately, with log homes there are several key ways to take preventative action against log rot, all of which Perma-Chink makes straightforward, easy and affordable.

Seal the deal.

Whether newly built or dealing with freshly exposed logs, properly sealing your home ensures long-term moisture protection. Start with Log Wash on the bare wood, Perma-Chink’s environmentally friendly log cleaner. This liquid concentrate removes dirt, stains, and pollutants, ensuring better stain adhesion, all while safeguarding wood’s natural pH levels. Log Wash can be used before applying a new coat of stain or top coat finishes. Adding Mildew X to Perma-Chink’s top coat, Lifeline Advance, protects logs from molds and fungus.

Wood sealants and caulking around windows and trim, and correct application of chinking are also critical to prevent water intrusion. On decks, untreated railing spindles can wick water up from water that collects on the deck’s horizontal surface. Coating the ends of spindles and fence posts with Log End Seal protects them from the elements.

Annual Inspection

Perma-Chink advises its customers to conduct a cleaning inspection once each year to catch any small issue, but this is critical for moisture damage. Look carefully for water stains, which often reveal themselves as dark streaks on the wood. These occur on both the interior and exterior. Doors, flashing, windows, butt joints — any place that is vulnerable to water intrusion merits a quick look-over.

Sometimes, stains can be tricky because where you see the stain is not always necessarily where the water entered. Water can come through a window, trickle down one or two logs, veer off, then go down another log. Be sure to follow the stain trail, locate the source and address the issue. Any growth of mold or fungus, which requires moisture to thrive, is another warning sign as these lead to rot.

Check the Checks

Upward facing log checks are another vulnerable spot for moisture damage. Perma-Chink’s Check Mate 2 comes in different colors and a convenient applicator that protects wood checks. Applying PenaShield®, before the sealant provides an initial layer of protection as fungicide, termiticide, and preservative.

What if …?

A homeowner may wonder how long it takes before moisture damage becomes significant. In short, it depends. Left to their own devices, logs in nature eventually become soil. An untreated rotted log in a home will do the same, but the amount of time it takes depends on many variables such as log size and level of exposure. However, if the section of decay is small, it is entirely treatable. Simply cut out the rotted wood and fill it in with Perma-Chink’s epoxy products M-Balm and E-Wood. Both are engineered to work together to fill in a missing part of the wood.

Other Issues

Two other issues are worth a homeowner’s attention: insects and UV damage. With insects, termites are the biggest concern as they can cause structural damage. Look for mud tubes or even swarms. By the time you see the evidence, the damage has already started and the quicker you address it, the lower the cost to mitigate the issue. Termites can multiply rapidly if unchecked.

UV damage is more about aesthetics. Lifeline stains protect wood from UV rays, at the same time, UV breaks down the stain. Look for bare and peeling areas. If you catch it early, a little touch up maintenance is all that is needed. If neglected, the logs would eventually need to be stripped for a total stain removal, which can be costly.
